CONDITIONS OF APPROVAL <br /> PA-2100187 <br /> NOELLEILAYAN <br /> Minor Subdivision Application No. PA-2100187 was approved by the Community Development <br /> Department on January 27,2022.The effective date of approval is February 6,2022.This tentative map <br /> approval will expire on February 5, 2025,which is three (3) years from the effective date of approval, <br /> unless(1)all Conditions of Approval have been complied with and (2)a Parcel Map has been filed with <br /> and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform to the tentative map dated August 31, <br /> 2021. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note shall <br /> be placed on the Parcel Map and recorded as a separate instrument: <br /> 1. All persons purchasing parcels within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities,such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> 1. All parcels shall have a minimum lot width of 50 feet, measured at the front yard setback. <br /> (Development Title Section 9-310.4) <br /> 2. All parcels shall have a minimum lot area of 5,000 square feet. (Development Title Section 9- <br /> 310.3) <br /> d. PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> 1. The proposed new side property lines for Parcels 1 and 2 shall meet the side yard setback <br /> requirements for the R-L zoning designation (Low Density Residential)for single-family dwellings <br /> and accessory structures. (Development Title Section 9-310.5) <br /> e. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> 1. A proposed 25-foot wide private easement for access to Parcels 2, that extends east from S. <br /> Sinclair Avenue through Parcel 1 along the southern boundary, shall be shown on the Parcel Map. <br /> (Development Title Section 1150.15[c]) <br /> 2. The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A.
