FINDINGS FOR MINOR SUBDIVISION <br /> PA- 2100200 <br /> SERAY INVESTMENT COMPANY , LLC / TONI RAYMUS <br /> 1 . The proposed subdivision is consistent with the General Plan , any applicable Master Plan , Specific <br /> Plan , and Special Purpose Plan and any other applicable plan adopted by the County . <br /> • The proposed Minor Subdivision PA- 2100200 is consistent with the General Plan because <br /> the Planning Commission approved Variance No . PA- 2100006 to permit the AU - 20 <br /> ( Agriculture = Urban Reserve , 20 - acre minimum ) zoned project site to be subdivided into 2 <br /> acre lots . Further , no Specific Plan , Special Purpose Plan , or any other plan adopted by the <br /> County are involved . <br /> 2 . The design or improvement of the proposed subdivision is consistent with the General Plan and any <br /> applicable Specific Plan or Special Purpose Plan . <br /> • The design or improvement of the proposed. subdivision is consistent with the General Plan <br /> and any applicable Specific Plan or Special Purpose Plan because the design and <br /> improvements meet the minimum standards contained in the General Plan as permitted with <br /> a Variance application and reflected in the Tentative Map . <br /> 3 . The site is physically suitable for the type of development proposed . <br /> • The site is physically suitable for the type of development proposed because the project <br /> has an approved Variance application , and all other development requirements contained <br /> in the Development Title and all minimum County standards are met . <br /> 4 . The site is physically suitable for the proposed density of development . <br /> • The site is physically suitable for the proposed density of development because the number <br /> of parcels proposed is consistent with the approved Variance application . <br /> 5 . Neither the design of the subdivision nor any proposed improvements are likely to cause substantial <br /> environmental damage or substantially and avoidably injure fish or wildlife or their habitat . <br /> • The design of the subdivision or the proposed improvements are not likely to cause <br /> substantial environmental damage or substantially and avoidable injure fish or wildlife or <br /> their habitat .
