CONDITIONS OF APPROVAL <br /> PA-2100210 <br /> MICHAEL F. & KELLEY P. LUIZ TRUST/DILLON & MURPHY <br /> Lot Line Adjustment Application No. PA-2100036 was approved by the Community Development <br /> Department on December 1, 2021,which is the effective date of approval.This approval will expire on <br /> June 2, 2023, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment application between two parcels as shown on <br /> the site plan dated September 14, 2021. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of Lot Line <br /> Adjustment"shall not be recorded until the Williamson Act Contract has been deemed complete. Filing <br /> fees are required for this application.
