Town Center Uses. The Town Center is intended as a iorWoii for apeclalty <br /> shopping,entertalnment,office, parks,high density housing and civic <br /> functions. Multipie or mixed uses within each bullding(such as retail, office, <br /> entertainment and residential)and vertical IntegrAfon of uses are <br /> encouraged. <br /> For an exact list of allowable users,see the Sari Joaquin County Development <br /> Title(Chapter 9-706 M:Other Zones-Use Regulations). <br /> 5. Civic Uses, Civic and community buildings shall generally have primary <br /> facades which "front"public streets and spaces,and the design of such <br /> facilities shall enhance public access and perception of such buildings. <br /> 6. Town Center Character. The Town Center shalt exhibits ctinsWont urban <br /> character conducive to community actlyitles and defined by architecture, <br /> materials, landscape,signage,land use,high land intensity,and <br /> development standards. Design of buildings and outdoor spaces shall <br /> utilize color,special materials,signage,furnishings and lands capTn9 to <br /> promote the area as the active"heart"of the new community. <br /> 7. Building Design. Buildings in the Tawn center sha11 malntain a continuity <br /> and conslstehcy of design in tarms of character,materials and architectural <br /> detail. Awnings,canopies,projecting signs and trellises shall be utiltzed to <br /> provide visual interest and a more pedestrian scale. Suild-ings should be <br /> sited to emphaslie a direct relationship with the street and provide frequent. <br /> convenient connections to rear parking areas. <br /> a. Town Center Landscape. The 7own Center landscape shalt create an area of <br /> shaded,urban streets,pedestrian in scale. Landscape treatments in the <br /> Town Centor sha#I include a more format landscape treatment than in other <br /> areas of the community+. FmphasIs on complementary pattems of tree <br /> plantings throughout pedestrian areas,as well as the use of tree grates and <br /> other street furnishings including benches,foufRains, public art and other <br /> urban struet vIoments. <br /> S.
