The granting of the Deviation will not be materially detrimental to other properties or land uses in the area. <br /> Reducing the Rear Yard Setback will not be materially detrimental to our neighbor. Our Rear Yard is adjacent to a lard open area of land that we <br /> will not encroach. <br /> 2. There are exceptional or extraordinary circumstances or conditions applicable to the property or to the intended uses that do not <br /> apply to other properties in the same zoning district in the vicinity. <br /> We have tools and equipment that need to be secured in a building. The building we are proposing to build requires the setback deviation. <br /> 3. The strict application of the regulation deprives the property of privileges enjoyed by other properties in the vicinity. <br /> Other properties in the area appear to have ample storage facilities.
