Soil Suitability and Nitrate Loading Study <br />DEWALT PROPERTY <br />4504 Virgil Street, Stockton, California 95215 <br />1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br />AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br />(Study) for the property located at 4504 Virgil Street, Stockton, California (site or subject <br />property). The purpose of this Study is to determine the potential impact from nitrate <br />loading and the suitability of the subsurface for an onsite wastewater treatment system <br />(OWTS) due to the proposed development of a residence and septic system at the site, <br />and the future use of the property. The study was performed in accordance with the <br />requirements of Section 9-1105.2(d) of the San Joaquin County Community Development <br />Department (SJCCDD). The scope of work included a soil percolation test, review of <br />published soil and groundwater information, local septic use and permit research and <br />estimated nitrate impact to soil and groundwater at the site. The site and surrounding <br />area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole <br />location, and the planned locations of the proposed residence and septic system are <br />illustrated in Figure 2. <br />1.1. DESCRIPTION OF SITE <br />The location of the site, surrounding properties and general setting is illustrated on the <br />Waterloo topographic map (7.5 Minute United States Geological Survey (USGS) <br />Topographic Series, California). The site is located in the western portion of Section 20, <br />Township 2 North, Range 7 East, Mount Diablo Base and Meridian (Figure 1). <br />The map shows the property located at an elevation of approximately 35 to 40 feet above <br />mean sea level in an area of low topographic relief. The regional slope of the area is <br />relatively gentle and dips toward the west-southwest. The property is located on the east <br />side of Virgil Street approximately 600 feet north of the intersection of Virgil Street and <br />Cherokee Road. The site consists of a 0.172 -acre parcel identified as San Joaquin <br />County Assessor Parcel Number (APN) 087-122-090. The current land use type of the <br />property is vacant, and the current zoning is listed as residential. The property is currently <br />a vacant lot that is used as miscellaneous storage (Appendix A; Figure 2). <br />1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br />The proposed development will include the addition of an approximately 1,200 square <br />foot, three-bedroom home with a septic system and a domestic well. The proposed septic <br />system will be located in the eastern portion of the property, to the east of the proposed <br />home and will be connected to the new residence.
