The prior application has been rescinded by the applicant in favor of a series of project specific actions. This project <br /> only involves the subdivision of lands consistent with the approved Mountain House Specific Plan III and in conformance with <br /> the certified EIR on the matter. <br /> This project is a Major Subdivision of Tract 4040, Neighborhood A7 of the Mountain House Community into 143 residential <br /> lots and 5 common parcels. The subject property is approximately 35.83 acres in size and is comprised of mixed zoning, <br /> about 1.5 acres Residential Very Low(R-VL)and 29.62 acres Residential Low Density(R-L). The balance of the site,4.71 <br /> acres, is designated for Public Facilities. The proposed land division is consistent with the Mountain House Master Plan <br /> and Specific Plan III and the parcel sizes conform to the density and intensity specifications of the Mountain House Master <br /> Plan, Specific Plan III and Development Code. <br /> The proposed project is located in the boundaries of the Mountain House CSD and public service availability has been <br /> confirmed with the MHCSD by correspondence dated March 29, 2022. <br /> The project application materials can be viewed on the Community Development Department's website at <br /> www.sjgov.link/active-planning-applications. Application materials includes a copy of the TM and second unit plotting; PLEP <br /> determination; Geotechnical Report prepared by ENGEO dated November 15, 2021, preliminary title report dated February <br /> 3, 2022; Traffic Technical Memorandum prepared by TJKM dated June 9, 2022; and a will-serve commitment from the <br /> MHCSD dated March 29, 2022. <br /> The Property is currently zoned R-L (Low Density Residential)and R-VL(Very Low Density Residential)with a General Plan <br /> designation of R/L (Low Density Residential) and R/VL (Very Low Density Residential). <br /> PROJECT LOCATION: The project site is located on the westerly of Central Pkwy and is considered a westerly extension <br /> of existing streets, Nasergholi Ave. and Pasqua Glen, Mountain House.
