Tummala <br /> 1366 Suzanne Ct. 1366 Suzanne Ct. <br /> San Jose, CA 95129 San Jose, CA 95129 <br /> PROJECT DESCRIPTION: A Conditional Use Permit application for a 27,000-square-foot Religious Assembly for a <br /> maximum of 750 people to be developed in 2 phases over 5 years. Phase 1 includes the construction of a 5,000-square- <br /> foot temple/assembly hall for up to 250 people, and a 3,000-square-foot dwelling unit for 3 priests to live on site. Phase 2 <br /> includes the construction of a 12,000-square-foot temple building, and a 7,000-square-foot addition to the Phase 1 <br /> assembly hall building for 500 additional attendees. Phase 2 proposes an increase in attendance from a maximum of 250 <br /> people to a maximum of 750 people. The project proposes a new on-site well, septic system, and stormwater retention <br /> pond. The project site is not under a Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is on the north side of W. Bethany Rd., 1,045 feet west of S. Naglee Rd., Tracy. <br /> (APN/Address: 212-020-07/ 12925 W. Bethany Rd., Tracy) (Supervisorial District: 5) <br /> ENVIRONMENTAL DETERMINATION: This is a Notice of Intent to adopt a Mitigated Negative Declaration for this project <br /> as described. San Joaquin County has determined that through the Initial Study that contains proposed mitigation measures <br /> all potentially significant effects on the environment can be reduced to a less than significant level. The Mitigated Negative <br /> Declaration and Initial Study can be viewed on the Community Development Department website at www.sjgov.org/commdev <br /> under Active Planning Applications. <br /> APPLICATION REVIEW: Recommendations and/or comments on this project must be submitted to the Community <br /> Development Department no later than September 15, 2023. Recommendations and/or comments received after that date <br /> may not be considered in staffs analysis and/or recommendation to the San Joaquin County Planning Commission for this <br /> application. <br /> NOTE TO SURROUNDING PROPERTY OWNERS: This project will be scheduled for a San Joaquin County Planning <br /> Commission hearing.
