CONDITIONS OF APPROVAL <br /> PA-2100258 <br /> BRYAN ALLAN WATSON GALLUZI & RACHEL RENE GREY TRUST <br /> Lot Line Adjustment application No . PA-2100258 was approved by the Community Development <br /> Department on January 4 , 2022 , which is the effective date of approval . This approval will expire on <br /> July 6 , 2023 , which is 18 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Staff Contact : ( 209 ) 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Merger of four ( 4) parcels into two ( 2 ) parcels and a Lot Line <br /> Adjustment among the remaining two ( 2 ) parcels as shown on the Site Plan dated November 1 , 2021 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor ' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped and signed by a Registered Civil <br /> Engineer , qualified to practice Land Surveying per Section 8731 of the Land Surveyors ' Act , or a <br /> Licensed Land Surveyor . ( Development Title Section 9 - 872 . 4 ) <br /> c . DEMOLITION PERMIT : The proposed site plan shows an existing septic system crossing the <br /> proposed property line for Parcels 1 and 2 . A demolition permit shall be applied for and finaled by the <br /> Environmental Health Department before the " Notice of Lot Line Adjustment" can be recorded . <br /> 2 .
