B. REPLACEMENT AREA CALCULATIONS FOR EXISTING 2 BEDROOM SFR, <br />3 BEDROOM MOBILE HOME AND PROPOSED 3 BEDROOM MODULAR HOME. <br />If replacement areas for all three residential structures were to be composed of filter bed effluent disposal <br />structures, the total area required would be: <br />Two bedroom SFR: 200 ft LL x 3 (Soil Factor Multiplyer) = 600 sf filter bed <br />Three Bedroom Mobile Home: 300 ft LL x 3 = 900 sf filter bed <br />Three Bedroom Modular Home: 300 ft LL X 3 = 900 sf filter bed <br />Total square footage required = 600 + 900 + 900 = 2,400 s£ As illustrated on the aerial photo in Appendix F, <br />3,100 sf of filter bed replacement area is denoted, accounting for 10 ft separation distances between filter <br />beds. Setbacks from the onsite and adjacent property domestic wells is also illustrated. <br />V. CONCLUSIONS AND RECOMMENDATIONS <br />SSS§ 5.4, SSS§ 6.7. The soils underlying the disposal area for the proposed modular home <br />exhibit comparatively rapid permeability, and although the soils possess 17% clay, this rapid <br />permeability is commonly observed in the Tracy area. Given: 1.) The application area to be <br />installed for the proposed structure, 2.) The low historical evidence of repairs/replacements/ <br />additions to surrounding onsite wastewater treatment systems, and 3.) The rapid soil <br />permeability, longevity of the onsite systems can be considered significant. <br />NLS§ 4.2. From the soil physical and chemistry test results, and the aforementioned particle <br />size analysis of 17% clay, a denitrification potential of 30% was used in the nitrate loading <br />calculations. <br />The loading calculations demonstrate that the accessory unit dwelling (third unit dwelling) can <br />be situated on the property without exceeding the nitrate loading standards. Septic tank pump - <br />out intervals should be every two to three years to remove the nitrogen within the septage. <br />The perc test results of 8.3 min/inch translates to an application rate of 0.800 gals/ft2/day. Using <br />the ADF of 200 gpd: 200 gpd - 0.800 gals/ft2/day = 250 sf required to manage the ADF. <br />300 Lineal Ft of Leachline (LFLL) = 300 LFLL x 4 sf/ft = 1,200 sf of application area is to be <br />installed to serve the proposed modular home. The 100% replacement/reserve area is <br />adequately situated to the north of the primary disposal area, and is also adequate to serve as <br />replacement areas for the two existing structures. <br />Accurate "as-builts" of the onsite wastewater treatment system shall be supplied to the <br />Environmental Health Department. Although the leachlines are proposed to be installed in a <br />corral area, there are no rules or regulations precluding disposal area installations within a <br />confined animal area. Any future replacement area installed outside of the corral area cannot be <br />parked upon or driven over. <br />It is imperative to recognize that all septic systems and disposal areas have a lifespan. This <br />lifespan is unpredictable due to the numerous operational and environmental factors involved. <br />A critical lifespan issue is controlling and restricting the domestic water use as much as possible. <br />Chesney Consulting <br />
