1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of Site: The project consists of one parcel totaling ten acres, located at <br />11250 Micke Grove Road, Lodi, California. The project is in a primarily rural, agricultural <br />community and is zoned AL -5. The project Assessor's Parcel Number is 059-140-57. <br />Description of proposed development: The purpose of this project is to subdivide the existing <br />ten acre parcel into two equal five acre parcels. <br />1.2 Parcel vicinity location map: (See Appendix). <br />1.3 Site map: (See Appendix). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br />2.1 Discussion of Past, Present uses at the site to assess potential problems: The present owner, <br />Jack Kautz, has owned this property for 6 months. The past and present uses of the property have <br />been for agriculture, although the site has been bare for 20 years. The two 5.0 acre parcels will be <br />used as rural residential uses with the remaining acreage used for agriculture (orchard or vineyard). <br />3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br />3.1 Description of Existing on-site septic tank usage: The ten acre parcel has no existing <br />on-site septic tanks. <br />3.2 Site Septic Permit History: Research for septic permits revealed no permits for the ten acre <br />parcel. <br />3.3 Discussion of On-site Repair History: There is no history of an on-site septic system <br />3.4 Description of Existing Septic Tank Usage in the General Area: There are existing septic <br />systems on the surrounding parcels with homes. Septic systems in the general area consist of what <br />seem to be the standard systems of leach lines and seepage pits. These septic systems are composed <br />of total leach line lengths ranging from 80 feet to 170 feet and pits consistent in depth at 25 feet <br />and ranging in diameter from 33 inches to 42 inches. Tank capacities range from 1200 to 1600 <br />gallons. (See Appendix) <br />3.5 General area septic permit history (number/types/dates of permits, age of system, <br />permit numbers, copies in report): In searching permits for septic systems in the San Joaquin <br />County Environmental Health Department records, the septic systems in this general area range <br />in installation dates from 1979 to 2021. (Copies of permits are included within the report.) <br />3.6 Discussion of general area septic tank repair history: Repair history of the septic systems <br />in this area reveal that the leach lines and seepage pits have resulted in consistent unerring <br />performance. There is no history of repairs on or around the site. <br />
