6. History <br /> Evidently this property has been used for agri- <br /> culture during historic times. There is no history <br /> of building permits, etc.. indicating that any other <br /> use was contemplated. <br /> 7. Land Use <br /> The project site is presently in agricultural use. <br /> The bulk of the property is in raw crops and an <br /> almond orchard is along Quashnick Road. in r-ddi- <br /> tion, there is a grove of eucalyptus trees along <br /> the west bank of Mosher Creek where it para=. LsIs <br /> the California Traction line and another grove <br /> along Quashnick Road, west of the railroad. This <br /> second grove is clearly within the public right <br /> of way and almost abutting the pavement. If <br /> Quashnick were to be improved to county standards <br /> these trees would have to be removed or the pavement <br /> aligned asymetrically on the right of way. <br /> Structures on the site include a house and three <br /> barns just east of the almond orchard and another <br /> residence south of Mosher Creek. <br /> Immediately to the north of the project,land is <br /> in field crops, One-hundred and twenty (120) <br /> acres of 'this area is now zoned RR-65, for which <br /> a tentative subdivision map is pending. To the <br /> west are the "Wilkinson Manor" and"Mosher Manor" <br /> Subdivisions. "Mosher Manor" has been in exis- <br /> tence for over 15 years. Both subdivisions have <br /> terminal drainage to Mosher Creek and have public <br /> water. The water systems are interconnected to <br /> afford greater reliability. Mosher Manor and <br /> Wilkinson Manor from Cosmos Drive south have curbs <br /> and gutters. From Balsam Drive north Wilkinson <br /> Manor has barrow ditches. Further west there is <br /> random strip commercial development along Highway <br /> 99 Frontage Road. <br /> Typical lot sizes in Wilkinson Manor are 100009 <br /> square feet and sewage disposal is by septic tank. <br /> Septic tanks will also be used in Mosher Manor. <br /> Eastview School projects into the project site <br /> from the west. To the north of the extension of <br /> Eastview Drive, a 1/2 street has been provided <br /> south of the school. To the south in the triangu- <br /> lar area south of Mosher Creek are houses on 1� <br /> to 2� acre parcels. These houses have individual <br /> -7- <br />
