CONDITIONS OF APPROVAL -2- MS-92-0214 d. The frontage improvements for Hewitt Road shall be constructed in conformance with the standards for one- half of a 60-foot right-of-way rural collector road. The frontage improvements for Fine Road shall be constructed in conformance with the standards for one-half of a 50 foot right-of-way rural road. (Development Title Section 9-1100. 3) e. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specification must be approved by the County of San Joaquin Department of Public Works prior to approval of the Parcel Map. (Development Title Section 9-1100. 3) f. All easements for record shall be shown on the Parcel Map. (Development Title Section 9-910. 20) g. Any driveway that exceeds 150 feet in length from any public roadway shall be improved in accordance with the requirements of the Uniform Fire Code Section 10. 207, San Joaquin County Standards F-la, F-lb, & F-lc and the Linden-Peters Fire District prior to issuance of the building permit. (Development Title Section 9-1145. 5) h. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411. 1) i. Each Parcel shall contain a minimum of 2 . 0 acres net. (Development Title Table 9-310. 3) 3. PUBLIC HEALTH SERVICES: a. A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of Parcel Map indicating that the area is suitable for septic tank usage (San Joaquin County Planning Title Section 10100) . b. The existing private water wells shall be tested for the chemical Dibromochloropropane (DBCP) and nitrates prior to recordation of the Parcel Map. Samples are to be taken and run by a State-approved lab. (Planning Title Section 9-10100-05) .
