CONDITIONS OF APPROVAL -2- <br /> MS-92-0214 <br /> d. The frontage improvements for Hewitt Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 60-foot right-of-way rural collector road. The <br /> frontage improvements for Fine Road shall be constructed <br /> in conformance with the standards for one-half of a 50 <br /> foot right-of-way rural road. <br /> (Development Title Section 9-1100. 3) <br /> e. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specification <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Parcel Map. <br /> (Development Title Section 9-1100. 3) <br /> f. All easements for record shall be shown on the Parcel <br /> Map. (Development Title Section 9-910. 20) <br /> g. Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207, San <br /> Joaquin County Standards F-la, F-lb, & F-lc and the <br /> Linden-Peters Fire District prior to issuance of the <br /> building permit. <br /> (Development Title Section 9-1145. 5) <br /> h. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> i. Each Parcel shall contain a minimum of 2 . 0 acres net. <br /> (Development Title Table 9-310. 3) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to recordation of Parcel Map indicating that the <br /> area is suitable for septic tank usage (San Joaquin <br /> County Planning Title Section 10100) . <br /> b. The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and nitrates prior <br /> to recordation of the Parcel Map. Samples are to be <br /> taken and run by a State-approved lab. <br /> (Planning Title Section 9-10100-05) . <br />
