Revised Conditions of Approval <br /> MS-92-0213 <br /> Page 2 <br /> constructed in conformance with the standards for one- <br /> half of a 60-foot-wide right-of-way rural collector road. <br /> The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to the estimated construction costs <br /> prior to approval of the Parcel Map. A $250. 00 fee <br /> currently is required for processing, per Development <br /> Title Table 9-240. 2, in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1, and an estimate. <br /> The estimate and legal description shall be prepared by <br /> a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of <br /> Public Works and submitted to Public Works for approval. <br /> As an option, Public Works will prepare the drawing with <br /> estimate for an additional fee of $100. 00. Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of Uniform Fire Code Section 10. 207 , San <br /> Joaquin County Standards F-la, F-lb, and F-lc, and the <br /> Tracy Rural Fire District prior to issuance of the <br /> building permit. The existing private water wells shall be tested for <br /> nitrates prior to approval of the Parcel Map.
