MS-92-213 <br /> OF FRED AND MARGRIT MATTER (C/O TRIPLE "Ell ENGINEERING) <br /> ------------------------------------------------------------------ <br /> This project is a minor subdivision of a 102 .73 acre parcel into a <br /> 11. 10 acre homesite parcel with a remainder of 91. 60 acres. The <br /> site is located on the north side of Canal Boulevard at the <br /> intersection with Laurel Avenue, north of Tracy. <br /> The Development Services Division has reviewed the above-referenced <br /> application and intends to approve it subject to the following <br /> Conditions of Approval. <br /> This approval will expire three (3) years from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prio� to the approval of the Parcel Map. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on ordinance Requirements. ordinance <br /> Requirements cannot be modified. <br /> DEVELOPMENT SERVICES DIVISION: <br /> a. The parcel size for the homesite parcel which is under <br /> Williamson Act Contract shall be ten (10) acres. (Section <br /> 9-610. 3 of the Development Title) <br /> b. The minimum lot width shall be 150 feet measured at a <br /> distance thirty (30) feet back from the front lot line. <br /> (Section 9-610 .4 of the Development Title) <br /> C. Any development shall meet the requirements for Flood <br /> Hazard in Section 9-1605 of the Development Title. <br />
