Reason for Request: <br />Zone reclassification to change R -L zoning to R -R zoning. R -R zoning/General Plan would allow the area for parcels <br />to be a minimum area of 1 acre to a maximum area of 5 acres. The average lot size is as shown on the Zone <br />Reclassification Calculations is 0.97 acres with a density of 1.15 dwelling units an acres. This calculation would be in <br />compliance with the minimum lot size for R -R zone proposed. The area for the Zone reclassification consist of <br />developed parcels which are currently being served by private well and private septic systems. Walnut Acres the <br />residential subdivision to the north of the project area has public water and storm drainage through a County Service <br />Area. <br />The existing R -L zoning would allow the creation of 5,000 square foot minimum lot size. R -L Zoning requires all public <br />services (water, sanitary sewer and storm drainage). The Zone Reclassification Area does not have a public sanitary <br />sewer service. Sanitary sewer service would not be feasible based on cost to install a public system to service the <br />area. Without one of the services, the area will not be developed as R -L. <br />If the property was reclassified as R -R, the proposed zoning would be consistent with existing development in the <br />area. This would allow for the 10.69 Acre Parcel to be divided without public services if the parcels are over 2 acres. <br />Page 1 of 2 <br />08!13/2021 <br />
