Reason for Request : <br /> Zone reclassification to change R - L zoning to R - R zoning . R- R zoning /General Plan would allow the area for parcels <br /> to be a minimum area of 1 acre to a maximum area of 5 acres . The average lot size is as shown on the Zone <br /> Reclassification Calculations is 0 . 97 acres with a density of 1 . 15 dwelling units an acres . This calculation would be in <br /> compliance with the minimum lot size for R - R zone proposed . The area for the Zone reclassification consist of <br /> developed parcels which are currently being served by private well and private septic systems . Walnut Acres the <br /> residential subdivision to the north of the project area has public water and storm drainage through a County Service <br /> Area . <br /> The existing R - L zoning would allow the creation of 5 , 000 square foot minimum lot size . R - L Zoning requires all public <br /> services (water , sanitary sewer and storm drainage) . The Zone Reclassification Area does not have a public sanitary <br /> sewer service . Sanitary sewer service would not be feasible based on cost to install a public system to service the <br /> area . Without one of the services , the area will not be developed as R - L . <br /> If the property was reclassified as R- R , the proposed zoning would be consistent with existing development in the <br /> area .
