Reason for Request: <br /> Zone reclassification to change R-L zoning to R-R zoning. R-R zoning/General Plan would allow the area for parcels <br /> to be a minimum area of 1 acre to a maximum area of 5 acres. The average lot size is as shown on the Zone <br /> Reclassification Calculations is 0.97 acres with a density of 1.15 dwelling units an acres. This calculation would be in <br /> compliance with the minimum lot size for R-R zone proposed. The area for the Zone reclassification consist of <br /> developed parcels which are currently being served by private well and private septic systems. Walnut Acres the <br /> residential subdivision to the north of the project area has public water and storm drainage through a County Service <br /> Area. <br /> The existing R-L zoning would allow the creation of 5,000 square foot minimum lot size. R-L Zoning requires all public <br /> services (water, sanitary sewer and storm drainage). The Zone Reclassification Area does not have a public sanitary <br /> sewer service. Sanitary sewer service would not be feasible based on cost to install a public system to service the <br /> area. Without one of the services, the area will not be developed as R-L. <br /> If the property was reclassified as R-R, the proposed zoning would be consistent with existing development in the <br /> area.
