1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of site: The project consists of one parcel totaling 14.6 acres. The subject Assessor <br />Parcel Number is 051-120-56. The project is in an agricultural area. The parcel is zoned R/R. <br />1.2 Description of Proposed Development: It is proposed to create seven parcels. These parcels are <br />being created based on the existing 14.6 acre parcel. In accordance with the San Joaquin County <br />Development Title, this Surface and Subsurface Contamination Report (SSCR) is being submitted for <br />approval. This report will investigate the property for visual or historical environmental contamination <br />based on field observation, interviews with the owner, and County records. (This SSCR includes no <br />chemical analysis). <br />1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br />the historic use of this property is testimony from one of the owners, Chris Knoll, who has owned the <br />parcel for over 10 years. The land use has not changed during this time. The land has been a bare lot in <br />recent years. The parcel's future use is to be determined but will be consistent with the zoning. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION: <br />3.1 Methods used to research: Methods used to research this parcel were records researched at the <br />San Joaquin County Agriculture Commissioners office in November, 2021 (see appendix for results). <br />An onsite survey was performed on November 5, 2021 by staff of Dillon & Murphy. The San Joaquin <br />County Environmental Health Department's underground storage tank mitigation database list did not <br />yield any concerns. <br />3.2 Description of all past on-site potential and/or known above and below ground sources of <br />contamination identified at the project site: Past on-site potentials for contaminations are low. <br />Historically there have been no underground storage tanks. The owner has no knowledge of improper <br />above ground storage of chemicals on the subject parcel. <br />
