Surface and Subsurface Contamination Report Irerracon Sandhu Property ■ Mountain House, California August 12, 2021 Terracon Project No. NA217037 commercial/industrial soil and the distance of the release relative to the site, the crude oil release represents an environmental concern to the site. 5.0 CONCLUSIONS AND RECOMMENDATIONS Historically, the site was utilized for row crops from at least 1937 through 2006, which may have included the use of pesticides and herbicides. Most currently used agricultural chemicals do not persist for extended periods of time in the environment if applied appropriately; however, some agricultural chemicals persist in the environment, especially if misapplied. In Terracon's experience, the application of herbicides and pesticides to agricultural fields can leave trace amounts of the compounds in the soil and/or groundwater, that may accumulate overtime due to long-term applications, which represents an environmental concern to the site. Based on the reported TPH concentrations in exceedance of screening levels for commercial/industrial soil and the distance of the release relative to the site, the crude oil release represents an environmental concern to the site. Terracon recommends additional investigation relating to the historical use of the site as row crops and crude oil release associated with the eastern adjoining property. 6.0 LIMITATIONS This report was compiled as a Surface and Subsurface Contamination Report for the site. This report contains information and data provided to Terracon by several sources. Terracon in no way warrants the accuracy or completeness of the information provided to this investigation by those sources. It should be noted that when an environmental assessment is completed without sample collection and quantitative analysis of soil and groundwater beneath the site, as in this study, no statement of scientific certainty can be made regarding latent subsurface conditions which may be the result of on-site or off-site sources. The findings and conclusions of this report are not scientific certainties, but rather, probabilities based on professional judgment concerning the significance of the data gathered during the course of this investigation. Terracon is not able to represent that the site or adjoining land contains no hazardous waste, oil, underground storage tanks, or other latent condition beyond that detected or observed by Terracon during the Surface and Subsurface assessment. The possibility always exists for contaminants to migrate through surface water, air, or groundwater. Our office has not been provided with specific criteria for the development of this report other than a request to evaluate the property in question for possible problems related to toxic or hazardous agents, nor have we been directed to address any specific questions concerning the site.
