Surface and Subsurface Contamination Report Irerracon <br />Sandhu Property ■ Mountain House, California <br />August 12, 2021 Terracon Project No. NA217037 <br />commercial/industrial soil and the distance of the release relative to the site, the crude oil <br />release represents an environmental concern to the site. <br />5.0 CONCLUSIONS AND RECOMMENDATIONS <br />Historically, the site was utilized for row crops from at least 1937 through 2006, which may have <br />included the use of pesticides and herbicides. Most currently used agricultural chemicals do not <br />persist for extended periods of time in the environment if applied appropriately; however, some <br />agricultural chemicals persist in the environment, especially if misapplied. In Terracon's <br />experience, the application of herbicides and pesticides to agricultural fields can leave trace <br />amounts of the compounds in the soil and/or groundwater, that may accumulate overtime due to <br />long-term applications, which represents an environmental concern to the site. <br />Based on the reported TPH concentrations in exceedance of screening levels for <br />commercial/industrial soil and the distance of the release relative to the site, the crude oil <br />release represents an environmental concern to the site. <br />Terracon recommends additional investigation relating to the historical use of the site as row <br />crops and crude oil release associated with the eastern adjoining property. <br />6.0 LIMITATIONS <br />This report was compiled as a Surface and Subsurface Contamination Report for the site. This <br />report contains information and data provided to Terracon by several sources. Terracon in no <br />way warrants the accuracy or completeness of the information provided to this investigation by <br />those sources. <br />It should be noted that when an environmental assessment is completed without sample <br />collection and quantitative analysis of soil and groundwater beneath the site, as in this study, no <br />statement of scientific certainty can be made regarding latent subsurface conditions which may <br />be the result of on-site or off-site sources. The findings and conclusions of this report are not <br />scientific certainties, but rather, probabilities based on professional judgment concerning the <br />significance of the data gathered during the course of this investigation. Terracon is not able to <br />represent that the site or adjoining land contains no hazardous waste, oil, underground storage <br />tanks, or other latent condition beyond that detected or observed by Terracon during the <br />Surface and Subsurface assessment. The possibility always exists for contaminants to migrate <br />through surface water, air, or groundwater. <br />Our office has not been provided with specific criteria for the development of this report other <br />than a request to evaluate the property in question for possible problems related to toxic or <br />hazardous agents, nor have we been directed to address any specific questions concerning the <br />site.
