CONDITIONS OF APPROVAL <br /> PA -2100280 <br /> CHRISTOPHER W. & DIANE B . KNOLL TRUST / DILLON & MURPHY <br /> Major Subdivision No . PA -2100280 was approved by the Planning Commission on December 15 , 2022 . <br /> The effective date of approval is December 25 , 2022 . This approval will expire on December 24 , 2025 , <br /> which is 36 months from the effective date of approval , unless ( 1 ) all Conditions of Approval have been <br /> complied with and ( 2 ) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map . Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application . Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [209 ] 468 - 3121 ) <br /> a . TENTATIVE MAP : The Final Map shall substantially conform to the approved tentative map dated <br /> July 28 , 2022 . <br /> b . RIGHT TO FARM : Pursuant to San Joaquin County Code Section &9004 ( b ) , the following note shall <br /> be placed on the Final Map : <br /> 1 . All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities , such <br /> as noise , odors , insects , dust or fumes . San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered a nuisance . <br /> c . LOT SIZE AND WIDTH : The following lot size and width regulations shall apply to this map : <br /> 1 . All parcels shall have a minimum lot width 150 feet , measured a distance of 30 feet back from the <br /> front lot line . <br /> 2 . All parcels shall have a minimum lot area of 2 -acres . <br /> d . ROAD NAMES : All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director . Contact Rafedah Carella at 468 - 3138 for road name <br /> standards . ( Development Title Section 9 - 1150 . 18 ) <br /> e . LANDSCAPING : Landscaping shall be provided and comply with the following : <br /> 1 . Street trees are required as specified in Section 9 - 1020 . 4 of the Development Title . <br /> 2 . A minimum of 3 trees shall be planted for each lot frontage . ( 9 - 1020 . 4 [ a ] ) <br /> f. MITIGATION MONITORING AND REPORTING PLAN : The project shall comply with the Mitigation <br /> Monitoring and Reporting Plan dated October 3 , 2022 . <br /> g . TREE PRESERVATION : Future development on the parcel ( s ) shall be consistent with the <br /> requirements of the County ' s Tree Preservation Ordinance ( Development Title Section 9 - 1505 . 2 ) . <br /> The following note shall be recorded as a separate instrument : <br /> 1 . The removal of a Native Oak Tree , Heritage Oak Tree , or Historical Tree shall require an approved <br /> Improvement Plan application .
