Earthmetrics Report - page 7 <br />ur•t= {here appear to be generally larger in size than those in the Valpico <br />area Apricots and walnuts are the predominant orchard enterprises in the <br />study area, although there is also a planting of cherries south of Bates <br />Road One old almond orchard is found in the southeast corner, on <br />Chrisman Road, and almond orchards are also common in nearby plantings <br />Orchard plantings in the vicinity, and in the study area, are a mix of young <br />to older and mixed plantings, with considerable variation in general <br />appearance, although it is difficult for a non-horticulturalist to make very <br />strono statements about orchard conditions in the dormant season <br />Orchards do appear variable in the mixes of older trees and replacements. <br />The studv area contains mostly bearing trees, the noticeable exception <br />being a new planting of shipping apricots on several parcels in the <br />southwest portion of the section, just north of the railroad right of way <br />Tnere is one noticeable abandonment immediately south of the study area <br />The only open crop land in the study area is a block of land extending <br />westward, south of Valpico Road, from it's intersection with Chrisman <br />Road in the northeast corner of the section. <br />The Subject Property and the Study Area <br />The Traina Bros. Amendment Area. The subject property is a 26 acre <br />parcel once totally committed to apricot production. Current use includes <br />two one -acre residential lots on which speculative homes were under final <br />stages of construction during the mid-February site inspection One was <br />reported already sold, the second had a "For Sale" sign and was available <br />for inspection by prospective buyers The remaining 24.06 net acres is an <br />old (30 year old) apricot orchard planted to the traditional Tilden canning <br />variety There are some replacements, some skips. The one -acre <br />nomesites were created amongst existing orchard plantings <br />The parcel is bounded on the north by Fair Oaks Road, on the northeast by <br />the Banta Carbona I.D. canal, on the southeast by the railroad right of way, <br />on the south by an adjacent apricot orchard, and on the west by an unpaved <br />farm road. It is located in an area of mixed orchards, including new as <br />well as rather aged plantings. The parcel is under development pressure <br />by building activity in the Valpico rural residential area directly across <br />Fair Oaks Road and by residential lots on adjacent properties to the west. <br />Adjacent farm properties to the west, south and northeast are also mixed <br />orchards on comparably large (20 to 40 acre) parcels.
