Recommendations: <br />1. Fairoaks Road shall be widened on the subdivided side in conformance with <br />the standards for a 50 -foot right-of-way Farm or Estate road. <br />2. A master circulation plan shall be prepared for the area approved by GP -86-1/ <br />ZR -87-34. The interior street layout shall be incorporated into the master <br />circulation plan and constructed to County Standards for 50 -foot right-of-way <br />Farm or Estate roads. <br />3. A master drainage plan shall be prepared for the area approved by GP -86-1/ <br />ZR -87-34. A commmity drainage pond shall be constructed in conformance <br />with the master drainage plan and the standards of the Department of Public <br />Works. <br />4. A master water distribution plan shall be prepared for the area approved by <br />GP-86-1/ZR-87-34. A public water system shall be constructed in conformance <br />with this master plan and the requirements of the Local Health District and <br />the Department of Public Works. Test wells shall be drilled and supporting <br />information orovided that demonstrates the water will meet Title 22 primary <br />and secondary safe drinking water standards. <br />5. A County Service Area shall be formed for the operation and maintenance of <br />the storm drainage and water distribution systems. <br />
