Item No. 1
PC: 9-10-87
ZR-87-34/SU-86-12
Page 2
as Rural Residential. The applicant has submitted a Major
Subdivision application to develop the site.
4. "The proposed zone district will not have a substantial,
adverse effect on surrounding properties."
This statement is found to be true. Rural Residential
development of the site would be compatible with adjacent
homesite parcels and with existing and planned uses in the
Valpico area.
FINDINGS FOR MAJOR SUBDIVISION ACTION
1. "The proposed map is consistent with applicable General and
Specific Plans as specified in Government Code Section 65451."
° The staff can make this finding because the proposed map is
consistent with the applicable General Plan Rural
Residential land use designation and policies and Planning
Title provisions. No Specific Plan has been adopted for
the project site.
2. "The design or improvement of the proposed subdivision is
consistent with applicable General and Specific Plans."
° The staff can make this finding because the design and
improvement of the proposed subdivision will conform th
General Plan policies and Planning Title requirements.
3. "The site is physically suitable for the type of development."
The staff can make this finding because the site is rela-
tively flat and not subject to physical development
constraints or natural hazard.
4. "The site is physically suitable for the proposed density of
development."
The staff can make this finding because the tentative sub-
division map demonstrates that the site can accommodate 13
rural residential lots.
5. "The design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife or their
habitat."
° The staff can make this finding because no significant
wildlife habitat has been identified with the project site.
