I . <br /> Ttem No. 12 <br /> P/C 6-16-77 <br /> S-77-11 <br /> Page 2 <br /> REFERRALS AND REPLIES <br /> - Bear Creek Soil Conservation District - We note that this area is within a <br /> highly developed urban area, and that this parcel is not a economic agricul- <br /> tural unit. <br /> We would note that there may be a possible problem with septic tanks and leach <br /> lines in this area due to the soils. <br /> Pacific Gas & Electric Company - To provide service to this subdivision, our <br /> gas and electric distribution facilities will be installed underground to <br /> each lot within the subdivision, in accordance with Gas Rules 15 and 16, <br /> and Electric Rules 15.1 and 16, on file with the California Public Utilities <br /> Commission. <br /> In order to install, underground electric and gas distribution facilities <br /> within the subdivision, it will be necessary that a 5-foot wide public utility <br /> easement be provided on the street front of each lot. <br /> - Lodi Unified School District - The proposal to subdivide the 10+ acre parcel <br /> into a six lot subdivision will have an impact on the school district. The <br /> division of land will result in residential dwellings, which will most cer- <br /> tainly produce more students for our already overburdened schools. <br /> Hopefully, we will receive some respite from the overwhelming problem of more <br /> students than space. <br /> - Corps of Engineers - The proposed subdivision on the north side of Shippee <br /> Lane between State Highway 99 and the Central California Traction Railroad, <br /> the subject of your 18 May 1977 letter (RE : 5-77-11, will be subject to <br /> inundation during an occurrence of a 100-year flood along Lower Mosher Creek. <br /> Depth of flooding will be approximately one foot above natural ground. <br /> - Pacific Telephone & Telegraph Co. <br /> - Local Health District <br /> - Public Works Department <br /> - Assessor' s Office <br /> - Bear Creek Flood Control and Conservation District <br /> - Stockton East Water Company <br /> - Waterloo Mor Ta Fire District <br /> OTHER CONSIDERATIONS <br /> - The Environmental Review Officer has determined that thig application may be <br /> processed under a Negative Declaration. <br /> - The proposed subdivision appears to meet the conditions of the RA-30 and RR-65 <br /> zones.
