December 9, 1977 <br /> Conditions for Tentative Subdivision Map S.7$_9 Marway Estates <br /> Subject to the requirements of San Joaquin County Ordinance No. 549, including <br /> the following: <br /> 1. A percolation test and a soils profile shall be conducted on every third <br /> lot in the subdivision. <br /> 2. A minimum sewage disposal area, as determined from the percolation tests, <br /> is to be shown on each lot on the final map. <br /> 3. The minimum sewage disposal area for each lot will be permitted to be located <br /> within five feet (5' ) of a property line. <br /> 4. The external boundary of any minimum sewage disposal area shall be located <br /> at least a minimum lateral distance of one hundred fifty feet (150' ) from <br /> the public water well sites. <br /> 5. Thetmninum sewage disposal area required for each lot shall be recorded <br /> on the deed as a restriction on land use. <br /> 6. It is recommended that the deed restriction on the land use aspect relative <br /> to the minimum sewage disposal area be published in the Real Estate <br /> Commissioner's Final Report for the subdivision. <br /> 7. If storm water is to be retained on each lot, storm water retention areas <br /> are to be shown on the final map. <br /> 8. Sewage disposal areas shall not encroach into any public utility easement. <br /> 9. The septic tank situated on the unnumbered lot to the north of lot 37 shall <br /> be properly abandoned under permit and inspection by the San Joaquin Local <br /> Health District prior to recordation of the final map. <br /> Subject to the requirements of San Joaquin County Ordinance 110. 1862, including <br /> the following: <br /> 1. The public water sugiy system shall be comprised of two wells at two <br /> different locations within the subdivision. The wells and distribution <br /> system shall meet the requirements of the California Safe Drinking Water <br /> Act (Chapter 7, Part 1, Division 5, California Health and Safety Code , <br /> the San Joaquin Local Health District and the San Joaquin County Public <br /> Works Department. <br /> 2. The parcels on which the public water wells are situated shall each have a <br /> minimum dimension of 60' x 601 . <br /> 3• The existing water well approximately 35' east of lots 1 and 2 shall meet <br /> the requirements of San Joaquin County Ordinance No. 2862; if this water <br /> well cannot meet Ordinance requirements, it shall be destroyed under permit <br /> and inspection by the San Joaquin Local Health District prior to recordation <br /> of the final map. <br /> 4. The two existing well sites on the unnumbered lotsto the north of lot 37 <br /> shall be destroyed under permit and inspection by the San J9aquin Local <br /> Health District prior to recordation of the final map. <br />
