Item No. 3 <br /> D/C 1-28-31 <br /> 5-81-4 <br /> Page 3 <br /> Underground utilities are required persuant to Section 9-1730 of <br /> Ordinance 2634, location shall be as prescribed in Section 9-1732 of <br /> Ordinance 2634. <br /> 3) Storm drainage shall be contained on each lot. Lot grading and storm <br /> drainage improvements shall be part of the improvement plans. <br /> The drainage system shall meet the requirements of the County and <br /> provide adequate drainage for the improvements. The acceptance or <br /> approval by the County of the drainage system does not relieve the <br /> developer of the responsibility of providing an adequate drainage <br /> system. <br /> 4) Sewage disposal system or methods shall conform to the requirements of <br /> the San Joaquin Local Health District and Ordinance 549. <br /> 5) The minimum net lot area shall be 65,000 square feet. <br /> 6) In lieu of conveyance of park land to the County, as prescribed in <br /> Section 9-1450 of Ordinance 2634, as amended, the developer shall contri- <br /> bute fees of equivalent value as defined in said section. <br /> 7) Full street improvements in compliance with Section 1612 of Ordinance <br /> 2634 and Ordinance 672 shall be provided within the subdivision. <br /> Lagorio Road shall be fully improved on the east in compliance with <br /> County standards. <br /> 8) Water system or methods shall conform to the requirements of the Local <br /> Health District, the Department of Public Works and San Joaquin County <br /> Ordinance 1862. <br /> 9) A Preliminary Soil Report, as prescribed in Section 9-1507 of Ordinance <br /> 2634, as amended, shall be required. <br /> 10) This map is approved for one (1) year. <br /> 11) Landmark Court shall be stubbed to the east to provide for future <br /> development of the area. <br />
