Item No. 9 <br /> PC: 8-19-82 <br /> s-82-8 <br /> Page 3 <br /> The subdivider sha3.1 pay users fees for the utility services from the <br /> time the improvements are accepted by the County to the end of the <br /> fiscal year, or up to a one (1) year period, as the case may be. <br /> i <br /> 2) A. Storm drainage shall be contained on each lot. Lot grading and <br /> storm drainage improvements shall be part of the improvement plans . <br /> The drainage system shall meet the requirements of the County and <br /> provide adequate drainage for the improvements (development) . The <br /> acceptance or approval by the County of the drainage system does <br /> not relieve the developer or his engineer of the responsibility of <br /> providing an adeg1.1ate drainage system. <br /> B. Plater system or methods shall conform to the requirements of they <br /> Local Health District, the Department of Public :,forks and San j <br /> Joaquin County Ordinance 1862. <br /> C. Sewage disposal system or methods shall conform to the require- <br /> ments of the San Joaquin Local Health District and Ordinance 549, <br /> 3) Public utility easements shall be as required by Pacific Gas & Electric i <br /> Company, Pacific Telephone & Telegraph Company, and all other public <br /> utilities. <br /> j <br /> Underground utilities are required pursuant to Section 9-1730 of <br /> Ordinance 2634, locatioi: shall be as prescribed in Section 9-1732 of <br /> Ordinance 2634 . <br /> 4) In lieu of conveyance of park land to the County, as prescribed in <br /> Section 9-1450 of Ordinance 2634, as amended, the developer shall <br /> contribute fees of equivalent value as defined in said section. <br /> 5) A Preliminary Soil Report, as prescribed in Section 9-1507 of <br /> Ordinance 2634, as amended, shall be required. <br /> 6) This map is approved for twenty-four (24) months _ <br /> 7) Local Health District : Percolation tests are required on lots 1, 3 , 4, <br /> and 6. <br /> RECOMMEM)ATIONS AND FINDINGS <br /> - Ratify the Negative Declaration. <br /> - Approval, subject to the conditions recommended by the Development Committee, <br /> based on the following findings of fact : <br /> - The project conforms with the General Plan. <br /> - The Board of Supervisors has previously approved the General Plan Amendment <br /> and rezoning necessary for the consideration of this application. <br />
