Item No. 2 <br /> PC : 11-6-86 <br /> SU-86-13 <br /> Page 4 <br /> CONDITIONS OF APPROVAL <br /> SU-86-13 <br /> American Savings <br /> 1 . Department of Public Works : <br /> a. All improvements shall conform with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> b. All improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public Works <br /> prior to approval of the Final Map. <br /> c . If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin, <br /> insuring the completion of improvements within one year <br /> after filing the Final Map. <br /> d. Leonardini and Cherokee Roads shall be fully improved on <br /> the subdivided side in compliance with County standards <br /> for a 60-foot right-of-way farm or estate street . <br /> e . A 10-foot-wide strip shall be dedicated to the County for <br /> the road improvements required on Leonardini Road. <br /> f . Storm drainage shall be contained on each lot . Lot <br /> grading and storm drainage improvements shall be part of <br /> the improvement plans . <br /> The drainage system shall meet the requirements of the <br /> County and provide adequate drainage for the improvement <br /> plans. <br /> The acceptance or approval by the County of the drainage <br /> system does not relieve the developer or his engineer of <br /> the responsibility of providing an adequate drainage <br /> system. <br /> g. Conditions, Covenants , and Restrictions (C . C . &R. ' s) shall <br /> be developed to provide for the proper maintenance of <br /> individual ponds . The C . C . &R. ' s may not be amended <br /> without the County ' s prior approval . <br /> h. A preliminary soil report shall be required. <br /> i . Public utility easements shall be as required by Pacific <br /> Gas & Electric Company and any other public utility com- <br /> panies . <br />
