Item No. 2 PC : 11-6-86 SU-86-13 Page 4 CONDITIONS OF APPROVAL SU-86-13 American Savings 1 . Department of Public Works : a. All improvements shall conform with the Improvement Standards and Specifications of the County of San Joaquin. b. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map. c . If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an agreement with the County of San Joaquin, insuring the completion of improvements within one year after filing the Final Map. d. Leonardini and Cherokee Roads shall be fully improved on the subdivided side in compliance with County standards for a 60-foot right-of-way farm or estate street . e . A 10-foot-wide strip shall be dedicated to the County for the road improvements required on Leonardini Road. f . Storm drainage shall be contained on each lot . Lot grading and storm drainage improvements shall be part of the improvement plans . The drainage system shall meet the requirements of the County and provide adequate drainage for the improvement plans. The acceptance or approval by the County of the drainage system does not relieve the developer or his engineer of the responsibility of providing an adequate drainage system. g. Conditions, Covenants , and Restrictions (C . C . &R. ' s) shall be developed to provide for the proper maintenance of individual ponds . The C . C . &R. ' s may not be amended without the County ' s prior approval . h. A preliminary soil report shall be required. i . Public utility easements shall be as required by Pacific Gas & Electric Company and any other public utility com- panies .
