FINDINGS <br />1. "The proposed map is consistent with applicable General and <br />Specific Plans." <br />° This finding can be made because the proposal meets the <br />Rural Residential policies of the General Plan, and the <br />proposed design is compatible with the Rural Residential <br />land use designation. No Specific Plan is involved. <br />2. "The design or improvement of the proposed division is con- <br />sistent with applicable General and Specific Plans." <br />° This finding can be made because the proposed lots are <br />within the density range allowed for the Rural Residential <br />land use designation. No Specific Plan is involved. <br />3. "The site is physically suitable for the type of <br />development." <br />° This finding can be made because the site is relatively <br />level, and no physical constraints exist that the <br />Conditions of Approval will not address adequately. <br />4. "The site is physically suitable for the proposed density of <br />development." <br />° This finding can be made because each proposed parcel is <br />large enough to accommodate all provisions of the Rural <br />Residential provisions of the Planning Title. <br />5. "The design of the subdivision or the proposed improvements <br />are not likely to cause substantial environmental damage or <br />substantially and avoidably injure fish or wildlife or their <br />habitat." <br />° This finding can be made because the Environmental <br />Assessment indicated that there is no significant or <br />valuable fish, wildlife, or plant habitat that will be <br />affected by the project. <br />6. "The design of the subdivision or the type of improvements is <br />not likely to cause serious public health problems." <br />° This finding can be made because the minimum parcel size is <br />65,000 square feet, which is large enough on this property <br />to accommodate individual wells and septic and drainage <br />systems, as per the recommended Conditions of Approval. <br />7.
