Item No . <br /> PC : 5-21-87 <br /> SU-87-16 <br /> Page 1 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1 . Approve the Negative Declaration and direct the Clerk to file <br /> a Notice of Determination; and <br /> 2 . Approve Major Subdivision Application No . SU-87-16 for the <br /> resubdivision of ten lots in the Eagle Park Subdivision, Unit <br /> No. 2 . <br /> FINDINGS <br /> 1 . "The proposed map is consistent with applicable General and <br /> Specific Plans. " <br /> This finding can be made, as the proposed map is consistent <br /> with the Commercial Residential zoning, which is permitted <br /> in the Retail Commercial General Plan designation under <br /> certain circumstances . There is no specific plan which is <br /> applicable. <br /> 2 . "The design or improvement of the proposed division is con- <br /> sistent with applicable General and Specific Plans. " <br /> This finding can be made for the following reasons: <br /> a. The lots meet the minimum area and width requirements of <br /> the C-R district ; and <br /> b. Adequate traffic circulation will be provided by the <br /> design. <br /> 3 . "The site is physically suitable for the type of <br /> development . " <br /> This finding can be made because the site is relatively <br /> flat and can accommodate the number of units as proposed. <br /> 4. "The site is physically suitable for this proposed density of <br /> development . " <br /> ° This finding can be made because public services (e. g. , <br /> sewage disposal , water, storm drainage) are available to <br /> support the number of units proposed and because each lot <br /> in the proposed subdivision will meet the width, area, and <br /> setback requirements specified for the C-R zone . <br />
