Item No .
PC : 5-21-87
SU-87-16
Page 1
RECOMMENDATION
It is recommended that the Planning Commission:
1 . Approve the Negative Declaration and direct the Clerk to file
a Notice of Determination; and
2 . Approve Major Subdivision Application No . SU-87-16 for the
resubdivision of ten lots in the Eagle Park Subdivision, Unit
No. 2 .
FINDINGS
1 . "The proposed map is consistent with applicable General and
Specific Plans. "
This finding can be made, as the proposed map is consistent
with the Commercial Residential zoning, which is permitted
in the Retail Commercial General Plan designation under
certain circumstances . There is no specific plan which is
applicable.
2 . "The design or improvement of the proposed division is con-
sistent with applicable General and Specific Plans. "
This finding can be made for the following reasons:
a. The lots meet the minimum area and width requirements of
the C-R district ; and
b. Adequate traffic circulation will be provided by the
design.
3 . "The site is physically suitable for the type of
development . "
This finding can be made because the site is relatively
flat and can accommodate the number of units as proposed.
4. "The site is physically suitable for this proposed density of
development . "
° This finding can be made because public services (e. g. ,
sewage disposal , water, storm drainage) are available to
support the number of units proposed and because each lot
in the proposed subdivision will meet the width, area, and
setback requirements specified for the C-R zone .
