Conditions of Approval of the Special Purpose Plan <br /> Special Purpose Plan Application No.PP-99-2 was approved by the Board of Supervisors on <br /> The effective date of approval is <br /> Unless otherwise specified,all Conditions of Approvalandordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact Chandler Martin,468-3144) <br /> a. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENT PLAN". The Site Plan <br /> required as a part of the Improvement Plan must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details including gates, on-site <br /> parking, landscaping,signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECKLIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility sef.vices, and grading (refer to the "SITE <br /> PLAN CHECK LIST for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> c. APPROVED USE: These conditions apply only to the Special Purpose Plan Amendment dated <br /> August 2000. The Special Purpose Plan is for a 204-acre auto auction facility as shown on the Site <br /> Plan submitted April 17,2000. Storage of inoperable vehicles is not permitted. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use: The Business License may be applied for concurrentlywith the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessaryto protect adjacent structures or properties.(DevelopmentTitle Section 9-1015.5[e]) <br /> f. LOADING: Loading space(s)shall be provided. Each space shall be a minimum of 25 feet in length <br /> and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas <br /> for delivery vehicles are provided.(DevelopmentTitie Section 9-1015.6) <br /> i <br /> g.
