I. FIRE CODE REQUIREMENTS: Proposed buildings and or structures at the automobile auction <br /> facility will be charged Fire Facility Fees per San Joaquin county Ordinance Code R-91-785 (the <br /> current rate is$0.15 per square foot). <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabe Karam,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-C11 prior to issuance of the occupancy permit. (Development Title Section <br /> 9-1145.5) <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$178.30 per daily trip-end generated <br /> in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. Any Traffic Impact <br /> Mitigation Fee credits given to the developer shall exclude the Administrative Fee. (Resolution R- <br /> 96-592) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final Site <br /> Plan is required upon submittal of verification. <br /> f. The applicant shall comply with all the attached mitigation measures identified.in the Traffic Study <br /> by Korve Engineering dated July 14,2000. <br /> g. The applicant shall pay his fair share for roadway improvements as identified in the attached Table <br /> 6 of the Traffic Study by Korve Engineering dated July 14, 2000, prior to the release of building <br /> permits. The fair share amounts to$355,920.00. <br /> h. Drainage runoff from this development shall be restricted into the outfall to predevelopment rate of <br /> 453 cubic feet per second (the flow rate that existed prior to the construction of Patterson Pass <br /> Industrial Park and Tri-State Cheng). <br /> I. The water quality of the storm water discharge to Patterson Pass Run shall not cause the Mountain <br /> House Community Services District to be in violation of any condition of any storm water discharge <br /> permit issued to the Mountain House Community Services District by the State of California or the <br /> Federal Environmental Protection Agency under the Federal Clean Water Act. The applicant shall <br /> submit a Storm Water Pollution Prevention Plan to the County for review and approval. <br /> j. The applicant shall pay his fair share of the PSR for the Interstate 205/Mountain House Parkway <br /> and the Interstate 580/Mountain House Parkway interchanges.
