GP -99112 OF CHRISTY CONCRETE PRODUCTS, <br />INC. <br />The applicants have submitted the above referenced General Plan Map Amendment pre - <br />application to change the General Plan designation from A/G (General Agriculture) to I/L (Limited <br />Industrial) on 169 acres, and from AIG to C/FS (Freeway Service) on 25 acres. The 194 acre <br />project site is located on the southwest corner of Interstate 205 and Mountain House Parkway, <br />west of Tracy. <br />The applicants are proposing to utilize the Plainview Water District for the provision of potable <br />water, septic systems to dispose of waste water, and natural drainage for storm water disposal. <br />The site is presently used for grazing cattle. The site is currently under Williamson Act, however, <br />Notices of Nonrenewal have been filed for the project and the contracts will expire on March 1, <br />2000. <br />The site contains the following soil types: Calay clay 0-2% slope; Capay clay 2-5% slope; and, <br />Stomar clay loam 0-2% slope. Each of the these soil types is considered to be prime, Class II <br />soil. <br />As a point of information another General Plan Map Amendment pre -application for the Cordes <br />Ranch Business Park was recently filed and reviewed on adjacent property for Golden State <br />Developers. The Cordes Ranch Business Park is proposed to be developed on 1228 acres <br />located on the northeast corner of the intersection of Mountain House Parkway and Schulte Road. <br />The pre -application for the Cordes Business Park looked at the following changes to the General <br />Plan designation of the project site as follows: <br />Mixed Use (M/X)-17 acres <br />Other Open Space (OS/0) — 8 acres <br />General Commercial (C/G) — 20 acres <br />Limited Industrial (I/L) — 659 acres <br />Office Commercial (C/O) — 80 acres <br />Residential— 289 acres <br />
