San Joaquin County Department of Public works prior to <br />consideration of the Final Map. <br />4. Terminal drainage shall be provided. Storm <br />drainage improvements shall conform to the standards and <br />requirements of the Department of Public works. <br />5. [dater system or methods shall conform to the <br />requirements of the Local Health District, the Department <br />of Public Works, and San Joaquin County Ordinance No. 1862. <br />5. Sewage disposal system or methods shall conform <br />to the requirements of the San Joaquin Local Health District <br />and Ordinance 549. <br />7. <br />The <br />minimum <br />net lot area <br />shall <br />be <br />ten <br />acres. <br />8. <br />In <br />lieu of <br />conveyance of <br />park <br />land <br />to <br />the County, <br />as prescribed in Section 9-1450 of Ordinance 2534, as amended, <br />the developer shall contribute fees of equivalent value as <br />defined in said section. <br />9. A Preliminary Soil Report as prescribed in Section <br />9-1507 or Ordinance 2634, as amended, shall be required. <br />10. Full street improvements in compliance with Section <br />1512 of Ordinance 2,534 and Ordinance 672 shall be provided <br />within the subdivision. Brandt and Victor Roads shall be <br />fully improved on the subdivided side in compliance with <br />Countv standards. <br />Prior to recording the Final Map, the developer shall <br />apply for abandonment of Victor Road, east of Hillside Road. <br />11. The developer shall pay estimated amount of <br />County operational costs to operate facilities such as, but not <br />limited to, well, pumps, and street lighting, to go into <br />district funds for operation of facilities up to one year. <br />12. The subdivider shall provide a right-of-way or <br />easement for flood control along Bear Creek. The right-of-way <br />or easement shall extend 20' beyond the top of the creek bank. <br />13. T1.1e radius on Hillside Drive shall be increased <br />to 400' <br />
