SPECIAL NOTES <br />1. IF YOU PURCHASE FIVE OR MORE SUBDIVISION INTERESTS (LOTS) FROM THE SUB- <br />DIVIDER, HE/SHE IS REQUIRED TO NOTIFY THE REAL ESTATE COMMISSIONER OF <br />THE SALE. IF YOU INTEND TO SELL YOUR INTERESTS OR LEASE THEM FOR MORE <br />THAN ONE YEAR, YOU ARE REQUIRED TO OBTAIN AN AMENDED SUBDIVISION PUBLIC <br />REPORT BEFORE YOU CAN OFFER THEM FOR SALE OR LEASE. <br />2. This is the <br />first increment of a proposed 2 incremental project which includes 16 lots <br />covering approximately 189 acres. <br />EASEMENTS: Easements for utilities, rights of way, and other purposes are <br />shown on the title report and subdivision map recorded in the Office of the <br />San Joaquin County Recorder, Book 26 of Maps, Page 39. <br />RESTRICTIONS: This subdivision is subject to Restrictions recorded in the <br />Office of the San Joaquin County Recorder, Instrument No. 82046294, which <br />include, among other provisions, the following: <br />Prior to any construction, you must obtain approval of your plans by the <br />Architectural Control Committee. <br />This committee is appointed by the subdivider. <br />FOR INFORMATION AS TO YOUR OBLIGATIONS AND RIGHTS, <br />YOU SHOULD READ THE RESTRICTIONS. THE SUBDIVIDER <br />SHOULD MAKE THEM AVAILABLE TO YOU, <br />FIRE PROTECTION: Mokelumne Rural County Fire Protection District. <br />(/SEWAGE DISPOSAL: Septic systems will be used for sewage disposal, You must <br />pay for your septic system. The subdivider estimates the cost to be approxi- <br />mately $1,600.00. Prior to commencing construction, you should contact the <br />local health department for specifications, requirements and any local pro- <br />blems. <br />SOIL CONDITIONS: A report on soil and geologic conditions is available at <br />the San Joaquin County Planning Department, 1810 E. Hazelton Avenue, Stockton, <br />California 95205. <br />V ATER: There is no regular water service to this tract.
