4 . Building Inspection Division: <br /> The soils report shall be reviewed and approved by the <br /> County Building Inspector prior to submission of the <br /> Final Map. At the discretion of the Building Inspector , <br /> the tentative map may be brought back for reconsideration <br /> by the Planning Commission for modification based on soil <br /> problems identified in the soils report . <br /> 5 . Planning Division: <br /> a. The property shall annex to the Lockeford Community <br /> Services District prior to acceptance of the final <br /> map. <br /> b. In lieu of the conveyance of park land to the County, <br /> the developer shall pay fees of equivalent value as <br /> defined and specified in the San Joaquin County <br /> Ordinance Code . <br /> B. Additional conditions of approval are as follows : <br /> 1 . Building Inspection Division: <br /> a. A grading plan shall be submitted by the applicant , <br /> and it shall be approved and a grading permit will be <br /> issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth <br /> material . <br /> b. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br /> Retaining wall details shall be submitted where appli- <br /> cable. <br /> c . Subdivision grading in excess of 5 , 000 cubic yards <br /> shall comply with Section 7014 for "Engineered Grading <br /> Requirements. " <br /> d. All recommendations of the soils engineer shall be <br /> incorporated in the grading plans . <br /> e . All compaction reports must be submitted prior to <br /> issuance of a building permit . <br /> 2 . Planning Division: <br /> a. All lots shall have a minimum width of 65 feet , <br /> measured at a distance of 20 feet back from the front <br /> lot line. <br /> b. The revised tentative map shall expire on April 17 , <br /> 1989 . <br /> Conditions of Approval - 3 - (SU-86-5 ) <br />
