The design of the subdivision or the type of improvements will <br /> not conflict with easements, acquired by the public at large, <br /> for access through or use of property within the proposed sub- <br /> division unless it is found that alternative easements, for <br /> access or for use, will be provided and that these will be <br /> substantially equivalent to ones previously acquired by the <br /> public, because the County has no access easements through the <br /> project site . <br /> 8 . Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan because prior to dedication, <br /> all proposed improvements must be consistent with County codes <br /> and policies . <br /> PROJECT DESCRIPTION <br /> This Major Subdivision request is to divide a 39 . 62-acre parcel <br /> into a 107-lot residential subdivision, with one additional lot <br /> reserved for the future extension of Parkdale Drive . The lots <br /> will conform to the R1-8 zone, averaging approximately 8 , 000 <br /> square feet in size . Full urban services and improvements will <br /> be provided. Service providers will be the Lockeford Community <br /> Service District for community water and sanitary service and the <br /> Bear Creek Terrace Maintenance District for storm and street <br /> lighting services . <br />
