The following conditions <br /> shall be addressed prior to submittal of a building permit application to the Building Inspection Division . <br /> 1 . A building permit for each separate structure or building is required . Submit plans , Specifications and <br /> supporting calculations , prepared by a Registered Design Professional ( architect or engineer) for each <br /> structure or building , showing compliance with the most current California Building , Existing Building , <br /> Mechanical , Plumbing , Electrical , Energy and Fire Codes as may be applicable . Plans for the different <br /> buildings or structures may be combined into a single set of construction documents . <br /> 2 . A master grading permit will be required for this project . Submit plans and grading calculations , <br /> including a statement of the estimated quantities of excavation and fill , prepared by a Registered <br /> Design Professional . The grading plan shall show the existing grade and finished grade in contour <br /> intervals of sufficient clarity to indicate the nature and extent of the work and show in detail that it <br /> complies with the requirements of the code . The plans shall show the existing grade on adjoining <br /> properties in sufficient detail to identify how grade changes will conform to the requirements of the <br /> code . Locate and label all structures on plans requiring a permit to construct . Grading plans shall <br /> include but not be limited to work for site ADA access , telephone , electrical , cable , water, fueling <br /> tanks , PGE gas to buildings , storm and sanitary sewer connections to each building and /or piece of <br /> equipment including fuel tanks , fire services and /or water fire water storage tanks for site and each <br /> building as applicable , site lighting with conduit and wire , circuits identified , poles and foundations , <br /> underground site canopies including vacuum stations , trach enclosures , sidewalks , etc . as needed to <br /> form a complete site with building pads . <br /> 3 . The required plans for each building must be complete at the time of submittal and each plan set <br /> shall only contain the drawings for the building submitted for building permit . Plans must address <br /> building design and construction , fire and life safety requirements , accessibility and show compliance <br /> with the current California codes and San Joaquin County ordinances . A complete set of plans shall <br /> include architectural roof, floor , elevation , ADA details , Window and doors schedules , wall sections <br /> thru the entire building showing floor roof and construction materials including soffits , <br /> weatherproofing details , fire sprinkler plans , truss design submittals , metal building shop drawings <br /> and calculations , structural plans and calculations including HVAC , cabinetry and food service <br /> anchorage calculations where required , plumbing , electrical and mechanical drawings , food service <br /> equipment plans with schedules , California Green Code Checklists , and energy report both 8 . 5x11 <br /> and imprinted on drawings . Individual plan sets shall equal the number of structures on the plans . <br /> Refer to the commercial building checklist available online for additional requirements . <br /> 4 . A soils report is required pursuant to CBC § 1803 for foundations and CBC appendix § J104 for <br /> 1810 E .
