Item No. 1 <br /> PC: 9-2-82 <br /> 5-82-7 <br /> Page 4 <br /> 3) Easements for utilities shall be as required by Pacific Gas & Electric <br /> Company, Pacific Telephone & Telegraph Company, and all other public <br /> utilities. The provisions of Section 9-1730 of Ordinance 2634, as <br /> amended, requiring undergrounding of utilities shall apply. <br /> 4) A. The minimum net lot area shall be 6,000 square feet . <br /> B. In lieu of conveyance of park land to the County, as prescribed <br /> in Section 9-1450 of Ordinance 2634, as amended, the developer <br /> shall contribute fees of equivalent value as defined in said <br /> section. <br /> 5) A Preliminary Soil Report as prescribed in Section 9-1507 of Ordinance <br /> 2634, as amended, shall be required. <br /> 6) The developer shall provide each lot with a street tree of a species <br /> approved by the Planning Director. The trees shall be planted outside <br /> the public right of way. <br /> 7) This map is approved for twenty-four (24) months. <br /> 8) A. Lots 1 thru 11 must connect to public sewers when developed. <br /> B. Lots 12, 13 and 14 must connect to public sewers prior to acceptance <br /> of the final subdivision map. <br /> C. Septic tanks for lots 12, 13 and 14 must be backfilled under <br /> permit and inspection of the Local Health District within six <br /> months of acceptance of the final subdivision map. <br /> 9) Removal of junk from site prior to filing the final map. <br /> RECOMMENDATIONS AND FINDINGS <br /> - Ratify the Negative Declaration. <br /> - Approval of the proposal subject to the conditions recommended by the <br /> Development Committee with the finding that the proposal conforms with <br /> the General Plan. <br /> NOTE: This item was continued from the meeting of August 19, 1982 to <br /> allow the applicant to submit further information to the Planning <br /> Department . <br />
