If the map is to be vested, <br /> the map must be titled a"Vesting Tentative Map". <br /> • Phasing: If the project is going to have phases a statement to this effect Is required. <br /> • North Arrow, Date and Scale: Use an engineer's scale(i.e.,1"to 20'or 1"to 40',preferred). The direction of <br /> "north"should be pointing towards the top of the page. <br /> • Existing Site: The location of existing buildings utility lines,septic systems,wells and other structures. Indicate <br /> any structure to be removed. <br /> • Streets and Easements: Location and names of all streets and easements within or bordering on the project• <br /> including,right of way width and grades. <br /> Cross Section Details <br /> Curve Radii <br /> Proposed Names <br /> • Property Lines: All existing and proposed lots with dimensions and square footage. Number each parcel and <br /> "remainder"and circle the last lot. A dark,solid line shall be used around the entire original parcel(s). <br /> Vicinity Map: A vicinity map showing the location of the property In relation to surrounding streets. <br /> • Names: Name,address and telephone number of owner,the name,address and telephone number of the <br /> subdivider;engineer filing the map. <br /> • Adjacent Property Owners: Names of adjoining property owners,including those across any easements, roads• <br /> waterway,etc. <br /> • Dedications: Improvements and easements to be dedicated to the County. <br /> Parking and Driveways: The location,dimensions and surface material of all existing and proposed parking and <br /> driveways. <br /> • Water Supply: The proposed water supply including: <br /> Location of all on-site and off-site wells within 150'or other water sources; <br /> Distribution system; <br /> If public water will be utilized,a"will-serve"letter must be submitted from the service provider, including the <br /> Public Works Department <br /> Sewage Disposal: The proposed sewage disposal facilities including: <br /> Collection and treatment facilities.; <br /> Septic or other on-site disposal systems. <br /> Notes: <br /> •If public sewage disposal is proposed,a"will-serve"letter must be submitted from the service <br /> provider, including the Public Works Department. <br /> •Septic tanks must meet the following setbacks: <br /> -5'from property lines,structures,m driveways and swimming pools; <br /> -50'from water wells. <br /> •Leach lines must meet the fallowing setbacks: <br /> -10'from structures, driveways and swimming pools; <br /> -100'from wells,streams and waterways. <br /> -5'to 75'from property lines depending on adjoining development. <br /> • Storm Drainage: The location of the proposed storm drainage facilities(check with Engineering staff regarding <br /> design criteria)including: <br /> Collection Facilities; <br /> Detention and retention ponds; <br /> Terminal facilities. <br /> • Watercourses: The location of existing watercourses and the extent of any levee improvements. <br /> • Flooding: The area subject to flood from an intermediate regional flood and depth of flood waters, if applicable., <br /> Proposed method of flood protection if property is subject to inundation from an Intermediate regional flood or <br /> other flood hazard. <br /> • Grading: The existing contour of the site, relative to mean sea level datum,at intervals of not more than 2 feet if <br /> the general slope of the land is less than 10%and at 5 foot interval where the slope exceed percentage. Extend <br /> contour lines beyond the project boundaries to allow analysis of adjacent terrain.
