Item No. 4 <br /> PC : 4-20-78 <br /> 5-78-11 <br /> Page 5 <br /> 9) In lieu of conveyance of park land to the County, as prescribed <br /> in Section 18.01 of Ordinance 892,, as amended, the developer <br /> shall contribute fees of equivalent value as defined in said <br /> section. <br /> 10) A Preliminary Soil Report as prescribed in Section 5.165 of <br /> Ordinance 892, as amended, shall be required. <br /> 11) Full street improvements, including curb and gutter, in compli- <br /> ance with Ordinance 672 shall be provided within the subdivision. <br /> Street improvements along Hammer Lane and Hwy 99 Frontage Road <br /> shall be constructed on the subdivision side at the intersection <br /> with the subdivision streets in compliance with the requirements <br /> of Department of Public Works and County standards. <br /> 12) Sussex Court shall be redesigned to provide access to the <br /> Adachi, Alorita and Horita properties. <br /> 13) Rye Court shall be connected to Moreland Street. <br /> 14) Fire hydrants and adequate water supply systems shall comply <br /> with standards and requirements of County Fire Warden and <br /> Waterloo-Morada Fire District. <br /> RECOMMENDATION AND FINDINGS <br /> - Certify EIR-78-3 as adequate and forward the project to the Planning <br /> Commission with the following findings and the conditions approved by <br /> the Development Committee. <br /> - Findings : <br /> - The proposed development conforms to the General Plan. <br /> - With recommended condition #12 the proposed development <br /> conforms to the Hammer Lane Specific Plan. <br /> - With recommended conditions #3, #5, #6, #13 and #14, the <br /> proposed development will not have a significant effect <br /> on the environment. <br />
