REVISED STAFF REPORT <br />Item No. 4 <br />PC: 11-7-85 <br />SU -86-1 <br />Page 2 <br />REVISED CONDITIONS OF APPROVAL <br />(NOVEMBER 7, 1985) <br />1. Department of Public Works: <br />a. All improvements shall be in conformance with the <br />Improvement Standards and Specifications of the County of <br />San Joaquin. <br />b. All improvement plans and specifications must be approved <br />by the County of San Joaquin Department of Public Works <br />prior to approval of the Final Map. <br />c. If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall exe- <br />cute an agreement with the County of San Joaquin insuring <br />the completion of improvements within one (1) year after <br />filing the Final Map. <br />d. The subdivider should agree to and shall pay users fees for <br />the utility services from the time the improvements are <br />accepted by the County to the end of the fiscal year, or up <br />to a one (1) year period, as the case may be. <br />e. Marty Court shall be constructed to County standards of a <br />60 -foot right-of-way industrial street with curb and <br />gutter, conform to Section 9-9352 of the County Code, and <br />be dedicated to the County. <br />f. Roth Road shall be fully improved with curb and gutter to <br />a 60 -foot right-of-way half -street section along the full <br />frontage of the development. <br />g. Street lighting shall be provided on Roth Road and within the <br />development. <br />h. The sheet flow of drainage to the street for each lot is <br />not acceptable. The catch basin and storm lateral at the <br />end of Marty Court do not appear to be adequate. A <br />drainage plan and the calculation to support the adequacy <br />of the drainage system shall be provided. The drainage <br />system shall conform to current County standards. Parcel <br />E (storm drain pond) shall be dedicated to the County. <br />i. The maintenance and operation of the street lighting and <br />community drainage system, which includes the catch basin, <br />pipe, and pond, shall be by County Service Area No. 37. <br />
