Item No. 1
PC: 4-17-86
SU -86-1
Page 1
RECOMMENDATION
It is recommended that the Planning Commission:
1. Reaffirm the Negative Declaration previously approved for this
project; and
2. Amend Condition of Approval No. 1(f) for Major Subdivision No.
SU -86-1 as follows (amended wording is underlined):
Roth Road shall be fully improved with curb
and gutter to a 60 -foot right-of-way half -street
section along the full frontage of the development.
The frontage improvements along Roth Road may be
deferred. A deferred improvement agreement between
the owner and County shall be executed prior to the Y
aof the I , ( /-', ;-
BASIS FOR RECOMMENDATION
Until such time as Roth Road in the project area is fully
improved, it is logical to defer any street improvements. To
improve the road at this time may constitute a hazard to vehicles
travelling west -bound on Roth Road due to the change in pavement
width and the curb improvements.
PROJECT DESCRIPTION
On November 7, 1985, the Planning Commission approved a five -lot
industrial subdivision (SU -86-1) fronting on Roth Road. One of
the conditions of approval for that subdivision was that Roth
Road be improved to a half -street section along the project fron-
tage. In a memorandum to the Planning Division dated March 12,
1986, the Public Services Division of the County Public Works
Department requested that the Planning Commission amend Condition
No. 1(f) so that improvements to Roth Road along the project
frontage would be deferred.
