P/C 9-02-71 <br /> P/C 8- 19-71 <br /> ITEM NO. 2 TENTATIVE SUBDIVISION MAP, TRACT NO. 878, LATHROP <br /> PARK HOMES NO. S-72-4, located on the north side of Louise Avenue <br /> and south of Lathrop Village Homes in the Town of Lathrop. <br /> On August 2, 1971, the Subdivision Committee considered this <br /> tentative subdivision map. It was moved and seconded and <br /> carried by a unanimous roll call vote to approve the appli- <br /> cation subject to: <br /> SUPPLEMENTAL CONDITIONS OF APPROVAL <br /> 1 ) All improvements shall be constructed in conformance <br /> with the requirements of the County of San Joaquin . <br /> 2) Easements for Public Utilities shall be as required <br /> by P.G. is E. , P.T. & T. , and all other public utilities . <br /> 31 Plans for all improvements to be approved by San <br /> Joaquin County Department of Public Works prior to <br /> consideration of the Final Subdivision Map. <br /> 4) Provisions for storm water drainage shall comply with <br /> standards and requirements of the County Flood Control <br /> Engineer and the Department of Public Works. <br /> t. 5) Submission of an engineered propos l to the San Joaquin <br /> Local Health District for approval of the sewage dis- <br /> posal system and demonstration that the proposed method <br /> of sewage disposal meets standards as set by Water <br /> Quality Control for effluent disposal . <br /> 6) Water system or methods shall conform to requirements <br /> of the Local Health District . The subdivider is to <br /> provide such means of public water supply and maintenance <br /> according to the standards of the Local Health District <br /> and the State of California Department of Public Health. <br /> 7 ) An adequate water supply for fire protection with fire <br /> hydrants and connections shall be installed in conform- <br /> ance with the requirements of the County Fire Control <br /> Officer . <br /> 8) Sewerage, drainage and street lighting systems shall <br /> be maintained by a maintenance district . The mainte- <br /> nance district shall be formed prior to acceptance of <br /> the final subdivision map. <br /> 9) Provision for opening and improvement of Cambridge <br /> Drive and Reeves Road with the development of Unit No. 1 <br /> to insure adequate access to the subdivision . <br /> 10) in lieu of a conveyance of park land to the County, <br /> as prescribed in Section 18.01 of Ordinance 892 (as <br /> amended ) , the developer shall contribute fees of <br /> equivalent value as defined in said Section . <br /> 11 ) Minimum lot areas shall comply with the requirements <br /> of the R-2 Zone, except Lots 61 thru 72 to be R1-U, <br /> Lots 73 thru 79 shall be R-2. Lots 80 thru 85 shall be <br /> -4 jad Lots 86 and 87 spall be R-2. <br /> 12) rovi e stub extensions or Granados Way, as well as street <br /> extensions to the west between lots 88 and 86 and lots <br /> 71 and 72. <br />
