C®NDITI®NS OF APPROVAL <br />PA -2200012 <br />`JVESLEY A. & NANCY MCCANN TRUST / QUARTAROLI & ASSOCIATES, INC. <br />Lot Line Adjustment Application No. PA -2200012 was approved by the Community Development <br />Department on March 21, 2022, which is the effective date of approval. This approval will expire on <br />September 20, 2023, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment application between two parcels as shown on <br />the site plan dated January 24, 2022. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. PLANNING APPLICATION NO. PA -2200011: The "Certificate of Compliance" for application No. PA - <br />2200011 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br />Adjustment" for application No. PA -2200012. <br />2.
