Agenda ;_tem No. 3 <br />nrR_d-A3 <br />paae Ttuna <br />If improvements referred to herein are not completed <br />prior to the approval of the Final Map, the subdivider <br />shall execute an agreement with the County of San Joaquin, <br />insuring the completion of improvements within one (1) <br />year after filing the Final Map. <br />Full street improvements in compliance with Section 1612 <br />of Ordinance 2634 and Ordinance 672 shall be provided <br />within the subdivision. Koster Road shall be fully <br />improved on the west side in compliance with County <br />standards. <br />The subdivider shall pay users fees for the utility <br />services from the time the improvements are accepted by the <br />County to the end of the fiscal year, or up to a one (1) <br />year period, as the case may be. <br />2. A. Storm drainage shall be contained on each lot. Lot <br />grading and storm drainage improvements shall be part <br />of the improvement plans. <br />The drainage system shall meet the requirements of the <br />County and provide adequate drainage for the improvements <br />(development). The acceptance or approval by the County <br />of the drainage system does not relieve the developer <br />or his engineer of the responsibility of providing an <br />adequate drainage system. <br />B. Water system or methods shall conform to the requirements <br />of the Local Health District, the Department of Public <br />Works and San Joaquin County Ordinance 1862. <br />C. Sewage disposal system or methods shall conform to the <br />requirements of the San Joaquin Local Health District and <br />Ordinance 549. <br />3. Public utility easements shall be as required by Pacific <br />Telephone and Telegraph, Pacific Gas and Electric and all <br />other public utilities. <br />Underground utilities are required pursuant to Section 9-1730 <br />of Ordinance 2634; location shall be as prescribed in Section <br />9-1732 of Ordinance 2634. <br />
