REVISED CONDITIONS OF APPROVAL <br /> OF PAUL AND HELEN RINAURO <br /> SU-85-6 <br /> 1 . Public Works Department : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. <br /> b. All improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public Works <br /> prior to approval of the Final Map. <br /> c . If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall exe- <br /> cute an agreement with the County of San Joaquin ensuring <br /> the completion of improvements within one ( 1 ) year after <br /> filing the Final Map. <br /> d. Public utility easements shall be as required by Pacific <br /> Gas and Electric Company and any other public utility com- <br /> panies. <br /> e. All utilities serving this development shall be underground <br /> within the development . <br /> f . The drainage system shall meet the current requirements of <br /> the County and provide adequate drainage for the improve- <br /> ments (development ) . The acceptance or approval by the <br /> County of the drainage system does not relieve the developer <br /> (or his engineer) of the responsibility of providing an <br /> adequate drainage system. <br /> g. A Preliminary Soil Report , as prescribed in Section 9-1507 <br /> of Ordinance No . 2634, as amended, shall be required. <br /> h. Dedicate and construct full street improvements for <br /> Etcheverry Drive in accordance with the Public Works stan- <br /> dards for a 60-foot right-of-way farm or estate subdivision <br /> street . Dedicate 22 feet along the frontage of MacArthur <br /> Drive in conformance with Public Works standards for an <br /> 84-foot right-of-way subdivision street . The developer <br /> shall enter into a deferred improvement agreement with San <br /> Joaquin County to secure the frontage improvements along <br /> MacArthur Drive consisting of , but not limited to, <br /> drainage, Portland cement concrete (P.C .C. ) curb, gutter, <br /> and sidewalk, and any necessary pavement widening. <br /> I . As part of the improvement plan approval process, the <br /> developer ' s engineer shall address the cumulative impact of <br /> individual drainage ponds in this area. <br /> j . The name of Cherry Court shall be changed to avoid simi- <br /> larity of existing street names . <br /> Revised Conditions - 1 - (SU-85-6 ) <br />
