Item No . 8
PC : 3-20-86
SU-85-6
Page 1
RECOMMENDATION
It is recommended that the Planning Commission:
1 . Approve the Negative Declaration, and
2 . Modify the Condition of Approval for SU-85-6 by eliminating
Condition No. 1 (k) as specified in the attached "Revised
Conditions of Approval . "
BASIS FOR RECOMMENDATION
Condition No. 1 (k) appears to be unnecessary because the street
name of "Etcheverry Drive" will not cause confusion or result in
duplication.
PROJECT DESCRIPTION
On September 19 , 1985 , the Planning Commission approved SU-85-6
to subdivide a 23 . 58-acre parcel into 14 rural residential lots .
The property contains a residence fronting on MacArthur Drive and
several accessory buildings as well as almond and cherry
orchards. Four parcels will have frontage on future Cherry
Court , which extends west of Fairoaks Road; the other ten parcels
front future "Etcheverry Drive . " A condition was imposed which
changed that road name to "Bates Road, " which is the issue at
this time.
A tentative map, No. SU-84-6, for "Etcheverry Estates" was
approved in 1985 for property to the south which shared a common
roadway with this project . Subsequent to that approval , on
November 21 , 1985 , the Planning Commission approved several
changes in the conditions.
