4
01b
SAN JOAQUIN COUNTY
DEPARTMENT OF PLANNING AND BUILDING INSPECTION
1810 E. HAZELTON AVE„ STOCKTON, CA 95205 CHET DAVISSON
PLANNING PHONE: 209/4683120Do-ecmr
BUILDING PHONE: 209/468-3123 JERRY HERZICK
DepWy Director
TOM WALKER
04P.1y Deectol
January 21, 1988
MEMORANDUM
TO: Planning Commission
FROM: Chet Davisson, Director
SUBJECT: MAJOR SUBDIVISION APPLICATION NO. SU -87-5 OF FRANCO
CONSTRUCTION (C/O SAN JOAQUIN COUNTY PLANNING DIVISION)
The Planning Division is initiating the amendment of Condition of
Approval No. 1(e) for the Rosegate Terrace subdivision in Lathrop
(SU -87-5). This project was approved by the Planning Commission
on April 16, 1987. Condition No. 1(e) is as follows:
"The construction of any two-story house shall be restricted
to the eastern portion of the proposed development, specifi-
cally outside the 65 decibel contour, per Exhibit A."'
The Planning Division is recommending that this condition be
changed so that two-story construction would be allowed between
Interstate 5 and the 65 decibel contour. However, noise attenu-
ation would have to be included in the construction of the house
to lower the interior noise level to at least 45 decibels. The
45 dB Ldn is the criteria listed in the Noise Element for
interior noise levels for residential uses. Through construction
and insulation techniques, and through the use of double -paned
windows, the Planning Division thinks that this noise level can
be obtained.
The Planning Division is recommending that Condition No. 1(e) be
changed to read as follows:
"Interior noise levels shall not exceed 45 decibels."
Attachment
CD/KS/blm
